An electrician's call in Esenyurt sits in a crowded tower. In some of the blocks handed over in Mehterçeşme, Yeşilkent, Ardıçlı, Pınar, Kıraç and Saadetdere the board looks three-phase when you glance at it, and inside the load is gathered on one pole. The second and third phases were left as empty terminals, and the kitchen induction hob, the water heater and the split air conditioner were piled on the first pole. The neutral link is thin. Current from LEDs and adapters heats in that link, and the voltage of neighbouring flats drifts against each other. If the estate transformer is humming and the whole block is low in front of the meters, that transformer is the distribution company's load. We do not touch a transformer winding. Our boundary is the flat board, the branches and the boxes after the seal. The sealed meter belongs to BEDAŞ. Esenyurt is on the European side, and the call enters the book as an appointment. A burning smell in the shaft, arcing and a shock are that day's priority. A duration that cannot be held in the crowded exit is not spoken.

The handover photograph shows a three-pole main breaker. Under the cover the induction hob, the air conditioner and the water heater leave from the same pole, and the other two poles are empty. The crew that finished cheaply made a joint onto the existing socket instead of pulling the second phase. In the evening that pole leans on its breaker and the empty poles are cold. A True-RMS clamp writes the three poles under load. A zero in an empty flat is not a diagnosis. If the meter output is sound on three phases and one pole inside the flat is swollen, the pile-up is on our side. The loads are spread onto the empty poles. Before they are spread, the NYM section is read. A large breaker is not fitted to a 1.5 mm² conductor, and if a 2.5 mm² socket run cannot carry the hob's continuous current the hob leaves on its own NYM. The ampere rating is not increased before the section is increased. This job is not a replacement of the estate transformer.
A thin neutral link is the second wound of these towers. One screw holds the neutrals of several flats. A ceiling LED, a phone adapter and an inverter air conditioner produce triplen harmonics. Those currents add in the neutral, and a neutral current larger than the phase conductor comes out. An average clamp thinks the link is cold. A True-RMS clamp writes the neutral on its own. As the link heats, one flat goes bright and the next goes dim. The caller looks at the lamp. The lamp is not guilty. The link is tightened, and if the section is short the neutral conductor is changed. Brightness is not hidden by enlarging a phase breaker. How many amperes each floor's neutral drew enters the note to the manager. The note is written so the neighbouring flat does not see the same drift the next evening. A cloth-insulated old riser is not the typical picture of this district. The conductor is new, the joint was hurried, and the screw was shared.
On a cheap handover the residual-current device was bridged because an inverter air conditioner tripped it. The bridge leaves the flat unprotected. A chassis shock arrives at night, at the bathroom socket or the washing machine. The plug comes out, the bridge comes off, and the circuits are separated. An induction hob and an inverter appliance produce a pulsating direct component. A Type AC device can be late on that component. A 30 mA Type A residual-current device is fitted in its place, but only onto a branch whose insulation is sound. If the megohmmeter shows under one megaohm, that branch is not reconnected to the device until it is renewed. A new device trips again on a rotten circuit, and the caller asks for the bridge once more. The bridge is not fitted a second time. A shock is that day's priority and is pulled forward in the appointment book, and a promised minute is still not written inside that priority.
In these towers the intercom adapter is jammed behind the kitchen socket. At night the adapter heats, the device trips, and the door goes quiet as well. The adapter leaves the socket circuit, and the intercom is put on its own thin pair. The camera recorder is not tied to that thin pair. The cameras have their own breaker, so an adapter leak does not drop the hob and the recording together. The ends are labelled and passed through a cable tester. An unlabelled socket is shared with a kettle again at the next repair. It is also written that the multi-way socket in the estate security room does not pile load onto the tower shaft's neutral link. The security-room socket is work after the meter as well. It is not the transformer room.

In Esenyurt the estate transformers fill up with the load of the new towers. The sign is this: in every flat of the same block, at the output of the sealed meter, all three phases are low, and the voltage sits down even if the distribution inside the board is tidy. That reading is written and goes to a BEDAŞ report. We do not open the lock of the transformer room, we do not touch a winding, and we do not promise a capacity increase. When the report goes to the company our work does not end. A loose bar after the meter, a phase left empty, a bridged device and a thin neutral are the second part of the same paper. When the transformer is corrected, the pile-up inside the flat does not stop. The two are separate lines. If one flat is low and the neighbour is sound at the meter, the transformer sentence closes and the flat board opens. If the meter body is warm and the seal is intact, the company is called and the flat cover is removed as well.
There are towers where a construction board was forgotten in the basement. The temporary board still feeds the security desk or a small shop, and it has no label. If that board is after the meter, it is our measurement, and it is not mixed with the transformer cubicle. A label is written, the shop phase leaves the residence neutral link, and the camera desk is moved to its own breaker. If the construction cable is NYY, it stays in its duct and is not pushed into the flat as NYM. Mixed tails are told apart under load with a True-RMS clamp. Which tail is a construction leftover is left with the manager. A leftover cable is not used as a new branch.
Esenyurt is written in the appointment book. The smell of a burning neutral in the shaft, arcing and a shock are brought forward the same day. A duration figure is not set for a crowded junction or the estate barrier. Before setting off, the technician separates on the phone that a transformer report and the flat board are different jobs. Materials are not hidden inside the labour sentence. The 2026 band is as follows and it moves on site: finding 750-1,500 TL, a breaker or a 30 mA Type A device 1,250-3,200 TL, a socket 650-2,800 TL, a dedicated hob or air-conditioning circuit 2,400-5,500 TL, a flat board 6,500-16,000 TL. NYM, the neutral link and the device body sit outside the band. The survey is deducted if the repair is accepted. The binding amount is not agreed before the current of the three poles is written.
Workmanship on the joint we made and the screw we tightened is one year. That year does not cover the distribution company's transformer or the sealed meter. We do not open the meter, and we do not complete a broken seal. Before the board cover closes, the phase colours and the neutral amperes stand on the paper. A screw tightened without paper is a fault again for the next crew. Whichever Schneider or Siemens series is on the rail is the series that is followed. A sound enclosure is not removed in order to change the brand. If the rail is mixed, the label comes before the brand. On a mixed rail the wrong ampere rating burns sooner than a new brand.
The other poles were left empty, and the hob, the water heater and the air conditioner were added to the first pole. A True-RMS clamp writes the three poles under load. If the meter output is sound, the load is spread onto the empty poles. If the section is short, the NYM changes. The ampere rating is not increased before the section. This spread is not a transformer replacement.
If all three phases are low in front of the meter, the report goes to BEDAŞ. We do not open the transformer room and we do not touch a winding. The bar after the meter, the empty phase, the thin neutral and the device are the second part of the same paper. If one flat is low and the neighbour is sound at the meter, the transformer sentence closes.
A bridge leaves chassis shock in the flat. It is removed, the circuits are separated, and 30 mA Type A is fitted onto a sound branch. A circuit under one megaohm is not connected to the device until it is renewed. If the bridge is asked for a second time, it is still not fitted. A shock is brought forward the same day, and a promised minute is not written.
They do not. The intercom is put on its own thin pair, the cameras have their own breaker, and the hob is a third way. The ends are labelled so an adapter leak does not drop the hob and the recording together. The multi-way socket in the security room does not pile load onto the shaft neutral link. That socket is not the transformer room.
It leaves materials and the transformer outside. Finding a fault is 750-1,500 TL, a device or breaker 1,250-3,200 TL, a socket 650-2,800 TL, a hob or air-conditioning circuit 2,400-5,500 TL, a flat board 6,500-16,000 TL, and that is labour. The amount is written after measurement. Workmanship is one year and does not cover the sealed meter. A duration figure is not part of the band.
Esenyurt on the European side is worked by appointment. A burning smell, arcing or a shock is moved ahead the same day; no minute is promised, because a time that cannot be held in bridge traffic helps nobody. A night or holiday difference is stated on the phone before departure.

A loose screw connection has carbonised the terminal. Take that outlet out of service at once; the point is found with a thermal camera without opening the wall.
Diagnosis sits in the 750–1,500 TL band. The job line is written from the 2026 table after measurement.
Fix and price
Branches are separated one by one at the board and the device reset; if it holds the fault is in the wiring, if not it is the device. The faulty leg is confirmed with a megohmmeter.
Diagnosis sits in the 750–1,500 TL band. The job line is written from the 2026 table after measurement.
Fix and price
If the building is dark, the record belongs to 186. If only the flat is dark, the fault is after the meter: one phase is missing or the neutral has broken. On neutral loss one phase climbs above 250 volts and another falls to 180.
Diagnosis sits in the 750–1,500 TL band. The job line is written from the 2026 table after measurement.
Fix and price
Inrush exceeds the existing circuit. The fix is not a bigger breaker but a dedicated run from the board with a motor characteristic device.
Diagnosis sits in the 750–1,500 TL band. The job line is written from the 2026 table after measurement.
Fix and price
The chandelier is fixed to the existing box and a load-rated hook. If the hook is not anchored in the slab, it is not hung. Live, neutral and earth are confirmed separately; the body is never put on phase.
Diagnosis sits in the 750–1,500 TL band. The job line is written from the 2026 table after measurement.
Fix and price
There is no protective earth and the neutral is bridged to the earth terminal in the socket. This is a lethal risk; stop using the appliance immediately.

Prices are estimated labour ranges and exclude materials. A binding quote is issued in writing after the technician measures on site and before any work begins. Last updated: October 2026.
Whatever we are called out for, before leaving we measure your board at five points and leave the result in writing. It is the cheapest way to see a developing fault before it stops anything.
All breaker and terminal temperatures under load with a FLIR thermal imager; every point above seventy degrees is recorded.
The 30 mA residual current device trip time measured in milliseconds with a dedicated tester.
Voltage between neutral and earth; more than a few volts indicates a loose neutral or a bootleg ground.
Earth resistance read with a digital earth tester and assessed against the 2 Ohm target.
Breaker ratings against conductor size; anything above a C16 on a 1.5 mm² run leaves the cable unprotected.
Fully stocked mobile vans: every vehicle carries Schneider and Siemens breakers, 30 mA Type A devices, surge arresters, solid copper cable drums and junction box sets, so most jobs finish on the same visit.
Service covers the neighborhoods of Istanbul's 39 districts. Not the whole of Turkey. A survey is not a binding quote.
